I am currently purchasing a house under a VA loan. Everything has been going smoothly except we are waiting for the VA appraiser to come out and inspect the house.

Anyone have an experience on how long this normally takes? My closing date is in 10 days and for every day after that I have to shell out $100 a day.

Five years ago...here in Ohio...the VA Rep. came out and inspected the house I bought with my VA loan option within a week....so have faith.....see if your realtor will contact them and tell them of your urgency. They might come out quicker...I do know they are real sticklers for accuracy and good house conditions.

My house was only two years old when I bought it....almost brand new and even then the seller was made to replace the furnace.....which was a good thing for me. They sign off on the loan and it goes to closing....as easy as that.....!! Good luck buddy...

Gentlemen.....I'm about to close on a house, with a V.A. "guaranteed loan". I use a Mortgage Broker, who does ALL THE WORK!!! I'll pay NO,NO,NO, closing costs!! ZIP....NADA!!! Florida=NO PROPERTY TAXES, IF YOU'RE 100%, P & T!!! Way it works....broker gets V.A. to appraise new house, and approve buyer, then broker gets homeowners insurance, and finds LENDER, who is very willing to lend for V.A. backed loans!!! Broker, gives buyer a "Good Faith Estimate", of the WHOLE DEAL, with amount of buyers monthly payment, which includes taxes, and insurance!! Broker also puts his fee, in closing costs. Does this sound difficult?? I close on Friday, the 13th, of March!!!! Don't forget about the cost of switching OVER your phone, and utilities!!......BEST OF LUCK, BRO'!!......Doc Greek

My realtor said things are moving along and they have been calling the VA every two days asking for the appraisal date, but haven't heard any word yet.

I asked if I called would that move things along, and was told that time hasn't come quite yet.

Honestly I don't know yet.
The loan approval is waiting on the VA appraiser to get their part done.

You should know that before an appraiser goes out, in my opinion. They might not lock the rate, but they should at least tell you the prevailing rate and term. How do you know that's the best deal? You're going to pay to appraise a home without knowing what it's going to cost you?

I work in lending for a small community bank and if you were working with me, you'd know all that already. Be careful, there are a lot of shysters and scammers out there.

In the paperwork I signed we had asked for no greater than 5.5% with the option to back out if we want if its over that.

I would have to go home and pull out all the paperwork again.

We keep asking what we are locked in at, but they said we wont know until the appraiser finished with their part.

The wife and I are just anxious to get this over because we only have till the 17th.
Otherwise we have to start shelling out $100 a day.

they have been calling the VA every two days asking for the appraisal date, but haven't heard any word yetYour on the list. I deal with these bureaucrat appraisers and inspectors in pops' and my side business patching up and selling rental homes.

If the appraiser finishes a day's homes early they don't start in on tomorrow's list, they take scheduled breaks (i believe two) no matter where they are and a lunch. They could be driving from Caldwell to Nampa for an appraisal and if 10 o'clock rolls around they'll instinctfully hunt a coffee and croissaint. You can't hurry them up, something might break or get passively ****y.

And don't miss an appointment :scared:

I just wanted to say that the term and rates are according to your own credit and the area of location of the state you're buying in for the property value and interest rates that you will get. But it will be very low for your area and city....I was happy with mine and I have no doubt you'll be happy with yours too....!!

The $100 a day is called
"Time of the essence; closing date; per diem"

And I do have a RE-21 real estate purchase and sale agreement that has all the costs listed in it.

The bank is paying up to $5000 of the closing costs and purchased new appliances for us since the house originally didnt have a stove/range/dishwasher/refrigerator. All those have already been purchased and installed.

The realtor we are going through is the same one that my in-laws are using to sell their house and she is also the one one who helped them buy a house when they moved to this state.

In no way am I being scammed.

C'mon bro, it's a government thing, and as you know they only work at gummit speed. Slow and stop.

Keep the faith and keep in constant contact with the realtor - they have a vested interest in getting it done i.e. a big fat commission check.

Our interest rate is 5.5%, my realtor locked that in yesterday and we are just trying to get the last details done before close of business today, Tuesday is closing date!

Well I am getting screwed a bit. <br />
The VA took 3 days to do their job, so I am closing late. The bank now wants $200 a day rather than $100 a day, and according to the contract they could charge me 3%...

I know Big Jim and some others have had &quot;good&quot; luck with the VA loan program, but I personally don't know a soul who has. That's the main reason why I was originally interested to learn more about...

Thank God that is all over.
yesterday, the realtor called up and told my wife (who is pregnant) that we wont be closing. 3 minutes later, I get a call from a ****ed off crying wife. Eventually i calm her down and she goes on about her day.

15 minutes later I am leaving for the day to go home from work, the wife calls and said the realtor and title company people pulled some strings and we are officially closed.

We moved some stuff in last night and the in-laws came over to hang out a bit.
